Hill House is a District 9 new condo launch at 11 Institution Hill, a great Core Central Region (CCR) address off River Valley Road.

The 999-years leasehold development is jointly developed by Macly Group, Roxy-Pacific Holdings Pte Ltd and LWH Holdings. The 3 firms will be developing Hill House through a subsidiary Mequity Hills Pte Ltd, with Macly Group having the largest stake in the joint venture company at 48% of the shares. Roxy-Pacific owns 42% of the shares in Mequity Hills while LWH Holdings possesses 10% of the shares.

The entire project site of Hill House came about through two separate purchases of land. The developers first bought 10A and 10B Institution Hill, which has a combined land area of 8,761 square feet, from a family in February 2021 at $33.6mil. They subsequently purchased the adjoining development of Institution Ville at 11 Institution Hill in May 2021 at a price of $23 million. Institution Ville, which comprises of a 10-Storey apartment block, sits on a 999-year leasehold land with a land area of 5,593 square feet.

The developers eventually amalgamated the 3 pieces of land to form the 14,300 square feet site area of Hill House.

JGP Architecture (S) Pte Ltd has been appointed as the architect of the development. The firm had won awards at the 2020 Asia Property Awards Singapore 2020 for Wilshire Residences and The Iveria.


Aptly named Hill House, the development is perched on Institution Hill, which is on a higher elevation compared to River Valley Road.

The project is located next to the boutique project of Aspen Linq, and directly opposite the large 344,315 square feet development of Aspen Heights.

Situated between the site of Hill House and River Valley Road are 2-storey and 3-storey high shophouses. As the residential building is 10-storey high, the condominium would tower over the shophouses situated along the stretch of River Valley Road between Kim Yam Road and Institution Hill.

Somerset MRT station is just 1 MRT station away from the MRT interchange station of Dhoby Ghaut. As the Dhoby Ghaut MRT station is part of the Circle Line (CC) and the North-West Line (NEL), it gives commuter more options to travel to other parts of Singapore. In addition, travelling time to a particular venue can also be cut short by using another MRT line. Alternatively, one can also walk to Dhoby Ghaut MRT station from the development. The walking time is estimated to be 11 minutes.

Fort Canning MRT station is a station along the Downtown Line (DTL), which is useful for commuters travelling to the CBD and along Bukit Timah. The station is about 9 minutes from the development.
